Is 2026 the right time to invest in Ahmedabad real estate?

For a buyer with a three-to-five-year horizon and a preference for prime, well-built addresses, 2026 is one of the better entry points Ahmedabad has offered in a decade. The case rests on data, not sentiment, and the numbers reward discipline over speculation.

Is 2026 the right time to invest in Ahmedabad real estate?
What the 2026 numbers actually say? Ahmedabad sold 9,581 homes in the first half of 2026, a 2% rise over the same period a year earlier and the city’s strongest first-half showing since the pandemic, according to Knight Frank India’s H1 2026 report. Developers launched 11,077 units over the same window, up 3%. Average residential prices rose 3% year on year to ₹4,826 per square foot. Steady sales, measured supply, single-digit price growth: that combination is what a healthy market looks like, and it’s the opposite of the churn that precedes a correction. Demand is also shifting upmarket. Knight Frank found that homes priced between ₹1 crore and ₹5 crore recorded double-digit sales growth in Ahmedabad through H1 2026, while the segment above ₹5 crore saw the sharpest jump in demand of any price band. Nationally, homes above ₹1 crore now account for 54% of sales, up from 49% a year earlier. Ahmedabad is following the same curve, later and from a lower base. The affordability gap hasn’t closed Here’s the number that matters most for an investor. At ₹4,826 per square foot on average, Ahmedabad stays materially cheaper than Mumbai, Bengaluru, or Pune, and Knight Frank continues to rank it among the country’s most affordable major markets. A prime Ahmedabad address still costs a fraction of an equivalent home in those cities. When a market has both room to appreciate and genuine end-user demand holding up prices, the downside is limited. That’s the setup today. Borrowing costs help. The Reserve Bank has cut policy rates by a cumulative 125 basis points since early 2025 and held the repo rate at 5.25% through mid-2026, easing EMIs for the buyers who drive the largest share of the market. Infrastructure is quietly redrawing the map Prices follow connectivity, and Ahmedabad’s is changing fast. The Ahmedabad Gandhinagar metro’s Phase 2 now links the city with Gandhinagar and GIFT City across a roughly 67-km network. In June 2026, the Union Cabinet approved Phase 2A, a 6-km line from Koteshwar Road to Sardar Vallabhbhai Patel International Airport, giving the city its first direct airport rail link (Square Yards, June 2026). The Mumbai-Ahmedabad bullet train, terminating at Sabarmati, had crossed 55% physical progress by January 2026, with phased services targeted from August 2027 (Housivity, January 2026). The Sardar Patel Ring Road is being widened to six lanes, and the city will host the 2030 Commonwealth Games. Each of these reprices the land around it, usually before completion rather than after. What a disciplined 2026 entry looks like The market rewards three choices. Buy in a central or infrastructure-linked location where land is genuinely scarce, because scarcity is what protects value when supply runs ahead of demand elsewhere. Buy from a developer whose delivery record you can verify on GujRERA, since premium buyers in 2026 are paying for certainty as much as for square footage. And buy product that suits the segment that’s actually growing: larger, well-designed homes above ₹1 crore, in addresses that hold their character. This is the logic behind the wave of prime-corridor launches in Ahmedabad’s established western and central belts, where developers with long local track records are building ultraluxury residences on scarce, high-visibility land. For an end-user, that means a home that stays relevant. For an investor, it means an asset positioned in the exact segment Knight Frank’s data shows is pulling the market forward. So, is 2026 the right time? For the disciplined buyer, the window is open and the fundamentals line up. Prices are rising from a low base, demand is real, and the infrastructure that will define the next cycle is being built now. Waiting for more certainty usually means paying for it later. Which segment is growing fastest in Ahmedabad in 2026? Homes priced ₹1 crore and above. Knight Frank reports double-digit sales growth in the ₹1–5 crore band and the sharpest demand increase in the ₹5 crore-plus segment through H1 2026. Is Ahmedabad still affordable compared to other metros? Yes. At an average of ₹4,826 per square foot in H1 2026, Ahmedabad remains one of India’s most affordable major markets, well below Mumbai, Bengaluru, and Pune. What’s the biggest risk for a 2026 buyer? Location and developer risk. Ahmedabad’s 8.1-quarter inventory ratio is the highest among major cities, so oversupplied peripheries carry timing risk while prime, well-connected addresses don’t.
